1. Expected outcome of this project:

At the end of the project contractor will provide customer with the following:

• Single storey house: 4-bedroom, 2-bathrooms, home theatre, family room, rumpus, laundry and double garage. Total area: 252.74 square-meters

• Kitchen appliances to include: electric oven, electric cooktop, recirculating rangehood

• Electrically controlled hot water unit

• Smoke detectors

2. In Scope:

Upon completion, the new property will include four bedrooms, two bathrooms, one kitchen, dining and living room, home theatre, family room, rumpus, laundry, foyer and garage. The house would be 252.75 square meters with a total cost of $393,175.

• Foundation: reinforced concrete
• Flooring: 200mm reinforced concrete slab, membrane, floorboards
• Walls (height 3m): clay bricks, render, painting, waterproofing, tiles
• Timber roof truss
• Roofing: roof tiles, roof plumbing

• Ceiling lining: Gyprock, painting

• Doors and windows

• Electrical services

• Plumbing services

• Appliances: Hot Water Unit Rheem 400 liter, Omega OA202 Electric Oven, Omega OA24-1 electric cooktop, Omega 600mm recirculating rangehood

• Kitchen: Clark Advance bowl sink, Laminex bentchtops, cupboards, drawer runners

3. Out of Scope:

• Contractor not responsible for landscaping

• Refrigerator is not included in kitchen appliances

• Air conditioning and heating will not be provided

• No washing machine and dryer in laundry

• No light fittings

• Telephone wiring will not be provided

• Television Antenna and wiring

• No furniture provided in living room and bedroom and dining rooms.

• Work limited to Monday through Friday, 7 am to 6pm

• Rain or natural calamity days would be recorded, reported and substituted for extra days to be added to end date
